Due to popular requests, it’s with great pleasure we introduce a new service now on offer through Guardian Property Specialists (GPS): Guardian Strata Management, this service has been much anticipated by many developers and clients we have worked with over the years.

Guardian Strata will operate as a sister company and endeavor to look after all Strata titled developments we research and market.

This allows us to keep close watch of the developments we offer as they progress after settlement and maintain appearance and value for optimum growth.

Most Strata Management companies adopt a “one size fits all” approach in pricing services to Owners Corporations. At Guardian Strata we understand that each Owners Corporation has unique needs, issues and complexities.

Prior to providing each Owners Corporation with a proposal for our range of services, we endeavour to understand the unique needs of your building and tailor our services to suit.

We do this in a very structured way so that if you do decide to engage our services we have most of the information we need for an immediate, efficient and productive start.

Our Team

Our goal is to become the first Quality Accredited Strata Management company in New South Wales.

As our tag line suggests, we see our role as assisting the Owners Corporation in “protecting assets” focused on measurable and visible customer service. We do this by adopting an asset management mindset in the management of your Strata Scheme.

Our team is comprised of experienced individuals with Strata Management expertise continually striving to improve everything we do.

Our Difference

In the Strata Industry, it is generally accepted that over 70% of the time allocated in managing an Owners Corporation by Strata Managers is not visible to the owners. This is partially due to the hidden nature of the administrative functions that are performed by Strata Managers.

We believe that professionally managing a Strata Scheme requires a degree of regular onsite presence. We do not just show up at Annual General Meetings once a year. We jointly agree with the Executive Committee the issues that need attention on a regular basis.

We aim to make all that we do transparent and visible to the Owners Corporation. We do this by recording all our interactions with you. It is the basis by which we measure ourselves by.

In addition to providing the financial statements required by the Strata Schemes Management Act 1996, we provide a commentary to support those financial statements.

The Way we do business

You can rest assured that you will see us more than once a year (ie: at the Annual General Meeting).

We proactively monitor our relationship with you and take the initiative to discuss issues as they arise. In order for any business relationship to survive we believe it is important to continually discuss expectations and where necessary make changes to the commercial arrangements to be consistent with those expectations.
